Adellco's vertical organizational structure is equipped with the expertise to successfully address all aspects of the real estate business.

  • Matthew Adell has developed and redeveloped more than 1,500 apartments in Manhattan and has managed in excess of 1,000,000 square feet of Class A space in New York City. 

    Mr. Adell is active in the capital markets, having originated numerous acquisitions, bridge and construction loans, market rate and bond financings with institutional and private lenders, as well as government-backed bond programs. 

    Mr. Adell rezoned the entire Sixth Avenue corridor in Chelsea, creating development potential of 6,000,000 square feet on the avenue from 23rd Street to 31st Street, and developed high-rise mixed-use buildings, which paved the way for a complete rebirth in Chelsea, the Flatiron and Nomad neighborhoods. 

    Mr. Adell is licensed in the State of New York as a real estate broker, having previously been licensed in the state of Connecticut as a mortgage banker. Mr Adell served as a member of the Real Estate Board of New York and sat on the Zoning and Land Use Committee and the Housing Committee. Formerly a Governor and member of the National Realty Club in New York, he was also a member of the International Council of Shopping Centers. 

    Currently a member of the Silver Shield Foundation, Mr. Adell has been a member of the Tri-State Law Enforcement Foundation and was formerly the National Treasurer and a Director of the American Associates of Ben Gurion University. His charitable giving is wide-ranging.

    Mr. Adell was the recipient of the 2025 Real Estate Development Lifetime Achievement Award

    Mr. Adell is a graduate of the Wharton School of the University of Pennsylvania.

  • Daniel Geres is the Executive Vice President of Finance, Construction and Property Management with over 11+ years of extensive experience managing all phases. 

    He has structured acquisitions, bridge and construction loans and placed debt with market rate lenders, institutional partners, private equity investors. Mr. Geres manages the lending process from the inception of the project through completion.  

    Mr. Geres provides oversight and senior project management for all construction activities including budgeting and construction management.

    As a Director of Property Management, Mr. Geres develops and implements project and property budgets, manages capital improvements and oversees staffing, accounting and operations. 

    Prior to Adellco, Mr. Geres was a Relationship Manager for eight years with JPMorgan Chase in the Business Banking division where he structured loan facilities and cash management solutions for a variety of business clients in Manhattan and the surrounding boroughs.  In addition to commercial lending, he also has prior experience originating loan programs in the residential real estate market in the tri-state area.

    Mr.  Geres is a graduate of Fordham University

  • Jennifer Margiotta is a seasoned professional property manager in high-end multifamily rental and condominium properties. Her experience in all aspects of management covers the range of budgeting, personnel, project management and code compliance.

    Ms. Margiotta is a graduate of Hofstra University

  • Midhat Serbagi is President of Adellco’s sister company, Press Builders, Inc. Mr. Serbagi, has over fifteen years of real estate and construction management experience.  With more than two million square feet of construction completed in the New York Metro area, Mr. Serbagi oversees major residential and commercial construction projects from concept to completion, coordinating the pre-construction, build-out and close-out phases.

    Mr. Serbagi is uniquely qualified in planning and overseeing complex residential and commercial development projects, from ground-up new construction to comprehensive renovation and repositioning. He oversees a group of professionals with applied expertise in every phase of construction, from pre-planning to construction and close-out and is adept at reviewing designs, budgeting and identifying savings, bid document review and preparation, project phasing, site analysis, bid list creation and procurement scheduling.

    Mr. Serbagi has extensive experience working directly for property owners, aligning with their goals to deliver successful projects. His skillset and portfolio experience are the foundation of his expertise in cost management and quality control, logistical planning, budget estimation and overall project delivery. 

    Mr. Serbagi is a graduate of Univrsity of Wisconsin-Madison and earned an MBA from New York University.

  • Tal Bar-or is the Founder and President of Lantern Real Estate and is a Strategic Partner and a transaction expert with over fifteen years of experience specializing in finance, capital markets and strategic guidance. He is adept at customizing debt and equity capital solutions.

    Mr. Bar-or has financed over six billion dollars covering multifamily, condominium, office, retail, industrial, hospitality and other asset classes throughout the United States. He has financed projects in all stages of the development cycle, including acquisition, construction and permanent loans. Mr. Bar-or’s expertise and experience includes, but is not limited to, Real Estate Investment Trusts, private equity funds, family offices and entrepreneurs.

    Prior to Lantern Real Estate, Mr. Bar-or was a Senior Managing Director of Meridian Capital Group and led a team charged with origination and execution for institutional clients. Prior to joining Meridian, he was Vice President in the CMBS and Real Estate Finance Group of Citi Markets & Banking leading a team of bankers with responsibility in the origination of fixed rate, floating rate and construction loans, as well as other credit products to real estate investors, developers and funds. Additionally, he worked with the Investment Banking team to provide property level finance expertise on M&A, LBO and other corporate level transactions.

    He is a Member of the Urban Land Institute and serves as a Member of the Investment Committee and Advisory Committee of several real estate private equity funds.

    Mr. Bar-or graduated from the NYU Stern School of Business and earned an MS from the NYU Schack Institute of Real Estate

  • David Strongwater is the Senior Vice President of Finance a Partner at Lantern Real Estate and a Strategic Partner. He has fifteen years of experience in corporate investment banking, principal investing and real estate advisory. He specializes in principal transactions, debt and equity advisory, and merchant banking. Mr. Strongwater has a deep understanding of the real estate industry, from single-property operations to complex capital structures, to Real Estate Investment Trust accounting and valuation. He has substantial experience structuring and executing a diversity of public and private real estate transactions.

    Prior to Lantern Real Estate, Mr. Strongwater was Vice President in Bank of America Merrill Lynch’s Real Estate, Gaming & Lodging Investment Banking group. During his five years with the group, he successfully completed 72 M&A, capital markets and financing transactions across a variety of asset classes, valued at over $69 billion. He was ultimately promoted to Chief Resource Officer, overseeing 35 junior teammates, and building significant group infrastructure.

    Prior to Bank of America Merrill Lynch, Mr. Strongwater worked at Madison International Realty and Newmark Knight Frank’s Capital Markets Group, successfully completing numerous real estate principal investment and advisory transactions.

    Mr. Strongwater graduated from NYU Stern School of Business and earned an MBA from Columbia University

  • Mr. Stephen Lampard, PE is a founding principal of Ancora and a Strategic Partner, Mr. Lampard is in charge of the firm’s business development as well as using his rich breadth of experience to drive Ancora’s growth in structural design, geotechnical, demolition, adjacent property development, and emergency response engineering.

    Mr. Lampard began his career as a construction manager, which he credits with helping him understand client needs and how to achieve them with economic designs. He went on to earn a bachelor’s in civil engineering from the University of Hartford, then became Vice President of Domani Inspection Services before ultimately founding Ancora.

    Stephen is a licensed Professional Engineer in New York and Connecticut.
